Why have a home inspected?

My findings serve to educate you, in advance of the purchase, about the condition of the property.

A seller may adjust the purchase price or contract terms if major problems are discovered during an inspection.

If your budget is tight, or if you do not want to be involved in future repair work, this information will be extremely valuable!

Why perform a new construction inspection (predrywall inspection or final inspection)?

Defects exist in all homes, including a brand new home.
Homes are built by people, & since people are not perfect, their handiwork is not perfect either.

Most of the problems I find in 5-year old homes are simply new construction defects that have gotten bad enough over time to cause structural damage.

Had these defects been discovered during a new construction inspection, they could have been nipped in the bud (at the builder's expense).

By identifying problems during a new construction inspection & prior to closing, you can get problems resolved that might not be covered by the warranty.

Plus, a small leak, over time, causes a lot of damage. Obviously, it is better to find it BEFORE the damage occurs.

Therefore, it is very important that your own home inspector examines your new home!
