Let’s take a moment to discuss inspection fees. 

In the following scenarios, we shall compare the needs of:
the First-Time Homebuyer
the move-up (or relocation) client, and
the Estate Property client.

 We shall do so by comparing how a home buyer might select a restaurant by price, and by comparing how each home buyer might select an inspector by fees.

First Time Homebuyer 

When I worked on Austin new construction sites as a younger man (back before Rogaine® found it’s way into my home), we would grab a Value Meal at Wendy’s®.

The prices were low because less was offered.

 This situation is similar to the plight of the entry-level homebuyers.

 These clients will typically ask the Austin home inspector, “What is your fee”, right up front, as this is a VERY crucial consideration. They frequently select the home inspector with the lowest fee (i.e. the inspector with the least experience).

 However, eager to attain “The American Dream”, these clients are perhaps MOST in need of a high quality home inspection. One major misstep could result in foreclosure. (Replacing a $5,000 air conditioning system is not in the budget.)

The move-up / relocation client

 The next tier of buyer is in the “move-up” market, perhaps a relocation client. This client may choose to dine at a franchise firm (i.e. Olive Garden®). Generic food is offered at generic rates.

 After comparing the fees of numerous generic inspection firms, this client may be temped to conclude that, just as each Olive Garden offers equivalent food and service, every inspector possesses equivalent inspection skills.

 However, this client likely had a poor inspection experience as an entry-level buyer, and is now aware that selection of the “affordable” inspection could mean that a $5,000 air conditioner replacement and a $40,000 foundation repair may loom in the future.

Estate Properties

 At the upper end of the client spectrum is the Estate property. Stucco, native limestone, tile roofs, complex & exquisite design features, high-end fixtures abound.

 Every feature is Top Notch, and worth every penny.

 This clientele has had enough disappointing, frustrating experiences with the average restaurant, and is seeking a fine dining experience. The fee is less crucial than receiving a delectable meal prepared by a highly skilled chef, presented gracefully with personalized attention.

 This client is well aware that a more complex home is more delicate in many aspects, more susceptible to damage due to poor artisanship, more in need of a competent inspector.

 This client seeks an Austin ashi home inspector.
